"Desolate for decades, occupancy at the former Colonial Marketplace was about 50% when Pace took over. Devoted to developing tech startup and incubator spaces in the city, Pace, also an architect, said he was drawn to the project because he “loved the buildings.”

'Now out of 45 spaces, we've got 44 leased,' he said. 'I always say the buildings are beautiful but they look a lot better when you've got people in them.'"
